Furnished monthly rental in Nice

N°10 Buffa is a furnished studio let by the month in the Carré d'Or, central Nice. It is a residential rental with a minimum stay of three months, not tourist accommodation, so the rhythm is different from a holiday let: you settle in, you keep your own hours, and the rent covers everything you need from the first day.

It suits one person best, whether that is a remote worker, a student on a semester or an academic year, someone on a professional assignment, or anyone spending a Mediterranean winter somewhere gentler than home. A partner, friend or relative can stay for shorter visits.

What a monthly rental includes

Rent starts from €1,550 a month in the winter season, with bills included: water, electricity, heating and air conditioning, and fast internet at 5 Gbps. Linen and towels are there when you arrive, and the kitchenette, walk-in shower and washing machine mean you are not improvising for the first week.

How long you can stay

Three months is the minimum. Longer is welcome and common, and we are happy to discuss a semester, an academic year or an open-ended arrangement. Because arrival and departure are agreed by month rather than by night, planning is simple: tell us the month you want to arrive and the month you expect to leave.

Working and studying from the studio

The internet is fast enough for calls and large files all day, and the bistro table by the window doubles as a desk. The street is calm and residential, which matters more than anything else when you are on a call at nine in the morning. Cafés, a bakery and the shops of rue de la Buffa are on the doorstep for the moments you need to leave the room.

Living in the Carré d'Or

The Carré d'Or, Nice's Golden Square, is the elegant, compact heart of the city between rue de France and the Promenade des Anglais. The sea is a few minutes' walk, Place Masséna about five, and the Old Town around twelve. Trams and trains put the airport, Monaco and Cannes within half an hour, so a long stay here is also a base for the whole Riviera.
