Renting the studio
- How long is the minimum stay?
- The studio is let for a minimum of three months. Most guests stay for a semester, an academic year or the length of a professional assignment, and longer stays are very welcome. Tell us your arrival and departure months through the enquiry form and we'll confirm what's free.
- What kind of lease do you use?
- You rent with a written furnished residential rental contract on a temporary basis — typically a bail mobilité (mobility lease) — signed before the keys change hands. We draw it up once we've agreed the months, and you're welcome to read it through before you commit.
- Who is this studio suitable for?
- It suits one person settling in for a few months: a remote worker, a student, or someone here on a professional assignment. The bistro table doubles as a desk, the fast internet (5 Gbps) is reliable, and rue de la Buffa is a calm, leafy, residential street. A partner or friend can join you for a few days now and then.
- Are bills and internet included?
- Yes. Water, electricity, heating and air conditioning are all included in the monthly rent, along with fast internet (5 Gbps). There are no separate utility contracts to set up and nothing to settle when you leave.
- Is a security deposit required?
- Yes, the security deposit is one month's rent, due alongside the first month's rent before the rental starts. It is refunded within two weeks after check-out, provided the studio is handed back in good order. For students, we ask a parent or other family member to stand as guarantor.
- How does the Visale guarantee work?
- We do not use Visale for this rental. Students and younger tenants normally arrange a parental or family guarantor instead; the deposit itself is one month's rent.
- Can I register this address for work or study?
- Yes, you may use 10 rue de la Buffa as your registered address with an employer, university or administrative body. We can provide a signed copy of the rental contract and, if needed, an attestation of residence.
- What is included in the apartment?
- The 21 m² studio is fully furnished: a double bed (160×200 cm), a living and sleeping area with a bistro table that works as a desk, a fully equipped kitchenette, a washing machine and a bathroom with a walk-in shower. Air conditioning cools in summer and heats in winter, and there is a lift in the building.
- How do check-in and key handover work?
- We hand over the keys in person, from 15:00 on your arrival day unless we agree otherwise, and check-out is at 12:00. We settle the practical details with you by email or WhatsApp a few days beforehand, show you around the studio and explain the building. There is no lockbox and no self check-in.
- How far is the beach, the station and the airport?
- The sea and the Promenade des Anglais are a few minutes' walk away, and Place Masséna is about five minutes. Nice-Ville station is a 10–15 minute walk, and the airport is roughly 30 minutes on tram line 2 or about 20 minutes by taxi.
- Can I bring a partner or a second guest?
- Yes. The studio sleeps two, so a partner, a friend or a relative is welcome to visit for a few days during your stay. For a rental of several months it works best as a home for one person, and we ask that a second person stays only as a guest rather than as a permanent occupant.
- Do you rent for shorter stays?
- No. This studio is let for a minimum of three months as a furnished residential rental, not as tourist accommodation, so we can't offer nights or weeks. If you're looking for a short holiday stay in Nice, we'd rather point you elsewhere than take a booking we can't honour.

- Where can I buy groceries?
- There are several supermarkets within 200 metres of the studio, including our favourite organic supermarket, Biocoop Nice Grimaldi.
- Is there air conditioning and heating?
- Yes. A Daikin air-conditioning unit cools the studio in summer and heats it in winter.
- Are pets allowed? Can I smoke?
- The studio is non-smoking, and unfortunately we can't accept pets. Smoking is fine outside on the street.

- How do I book, and how do I pay?
- Send your dates through the enquiry form on the site. Every request is confirmed manually: there is no instant booking and no payment on this website. Once we've agreed the dates, we'll draw up a rental contract for signature and confirm the rent and payment details with you directly.
- What are the payment terms?
- For rentals of more than two months, the first month's rent plus the security deposit are due one week before the rental starts, with each following month's rent payable at the end of the previous month. For shorter rentals, the full rent plus the security deposit are due after the rental contract is signed.
- How do I get from Nice airport to the studio?
- Tram line 2 runs from both airport terminals to the centre in roughly 30 minutes; from the Alsace-Lorraine or Grimaldi area it's a short walk to rue de la Buffa. Taxis take about 20 minutes, and shared bicycles are available in front of Terminal 1 if you're travelling light.
- Do I need a car to get around?
- No. The sea, the Old Town, Place Masséna and the Promenade des Anglais are all within a comfortable walk, and Vélo Bleu bike-share stations and Lime e-bikes are usually found on the corner of the street.

- Is there parking at the apartment?
- There is no private parking space at the building, and on-street parking in the Carré d'Or is metered between 09:00 and 20:00 and hard to find. Guests arriving by car normally use one of the nearby underground garages.
- Which car parks are closest?
- Interparking Grimaldi, Parking Indigo Palais Méditerranée and Parking Ruhl Méridien are all a few minutes' walk from rue de la Buffa. All three are open 24/7 and offer daily, weekly and monthly rates. Booking a monthly pass online is usually the cheapest option for longer stays.
- Can I unload my luggage in front of the building?
- Yes. Rue de la Buffa is a normal city street, so you can stop briefly to unload before parking in one of the nearby garages.
